The scene in Contra Costa is varied. If you go over to the LaMorinda area you’ll find the average price for a single family home ranges from $693K in Lafayette, $950 in Orinda and $1.5M in Moraga (a 31.8% increase!! The economy and housing market has NOT affected this area!)
Contra Costa has 5.3 months of inventory which is inline with a more equal market (a normal market falls between 3-4 months of inventory). Pittsburg has 4.9 months of inventory, Brentwood has 6.1, Walnut Creek falls in with 5 months of inventory while Concord has 3.7 months. So want to know what San Ramon is doing? 15.5 months…a HUGE jump of inventory!
The average time it takes to sell a home in Contra Costa is 2 months, if priced right. AND the avearge price for a home sold in Contra Costa is $309K versus $597K in the last quarter of 2007.
