Marin is an interesting market. There is 8 1/2 months worth of of inventory on the market right now. A slight decline over the last two months but still a significant amount of inventory for buyers to choose from. The average days on market is 95 which has been consistent since February 2008. The median price for a home in Marin County fell between $675K and $780K for the last 5 months.
The following markets (Corte Madera, Mill Valley, Larkspur, Tiburon and Sausalito) tell the tale of a buy up market that is riding the wave. There aer those that beleive that the market in Marin is going up in price but indicators show otherwise. Novato has a lot of short sales and bank owned properties. But most interesting, when we pulled the NOD list (notice of default list) at the beginning of the year there were over 1,000 homes in Mill Valley alone. 1,000 homes overleveraged, unemployed, in trouble? Who know. But what we do know is that those 1,000 were behind on thier mortgage payments. Can you say opportunity?
For Sellers, in a market like the one we are dealing with now, sell only if you have to and sell if you have enough equity. As a Buyer there are dozens of opportunity to be had in Marin County.
