Q 3 Report for Marin, Alameda and Contra Costa 2008 vs 2009

Click here to see the full report for Marin In Marin County sales from ‘08 to ‘09 have been pretty steady. Average price last year was $1.2M and this year it’s down 18% to just a bit above $1m. Overall Marin had 465 homes that sold this year as compated to last year 463 homes sold.  The cities with the biggest turnover are Novato, San Rafael and Mill Valley coming in with a respective 119, 101 and 63 homes sold at Q3.

 

q3-market-statistics-08-vs-09-alameda-county-264-x-341Alameda County on the other hand has LOTS of movement.  With only 2.3 months of inventory on the market competition remains fierce. Plenty of short sales and reo’s remain on the radar but the quest for an FHA loan to go through and be accepted is an incredible challenge. Last year there were 2,657 homes on the market this year we saw a 13% increase of 3,002 homes on the market. livermore, Hayward and Fremont are front runners in number of homes sold , San Leandro and Pleasant have a good supply exchange hands while while the town of Piedmont and Albany have the slowest turnover with 15 and 24 homes sold.

 

q3-market-statistics-08-vs-09-contra-costa-county-272-x-3511Contra Costa County like Alameda County has a very low inventory of homes. 2.4 months to be exact a huge decrease of 47% from last year. Concord is by far the winner when it comes to sales with 278 homes sold. San Ramon and Walnut Creek are both fairing well in their sales but as is the norm the higher end areas such as Moraga, Blackhawk and Alamo show 2 digit sales with 25 being the average.
