Negotiate, verb
To deal or bargain with another as in the preparation of a treaty or contract or in preliminaries to a business deal.
Or that’s at least what I thought it was. WTF? The reason lenders assign negotiators is so they can hash it out, crunch the numbers and weigh the loss or gain against what it would cost to go through a foreclosure. Bottom line…how much hits their wallet.
I had been calling the negotiator that was assigned to my file for the past 2 weeks trying to get a response (remember now this has been going on since April). The buyers are hanging in we are really close to “D” day and I get a call from my colleague. A call came in from a negotiator named Jack. He’s interested in one of the contracts, needs for me to resend page 3 of the estimated HUD. First off who in the hell is Jack. The negotiator that was assigned was named Nelson, NOT Jack?!?!
Breath. Just breath. Breath in. Breath out. Breath in. Breath out….
Short sales are a pain in the ass. They can be a total waste of time and a total a joke. That’s the reason why most real estate agents will skip over short sale properties. But the key is, even though the one hand doesn’t know what the other is doing , you’ve got to keep calling. Never say never and hope for the best. I have quite a few clients that have been successful with a short sale close. I am going to keep the faith that they will want to work out a deal with the Buyers. So I gather the HUD and am ready to fax the damn thing when I realize old Pat with her booze and cigarette garbled voice didn’t leave a fax number or an email address! How stupid was that? I mean come on!
Tommorrow is another day. Who knows I might get really lucky so I will be on the horn again in the hopes I can get the right number, fax it in again and get a final response so I can breathe easy.

I’m a skeptical believer. I beleive that if you put your mind to something, are goal oriented, work hard and work diligently you can acheive.
3 basic rules I try to follow:
1. Know what you want and ask the universe for it.
2. Feel and behave as if what you want is already on its way.
3. Be open to receiving it.
So I’m thinking positively that it will all work out the way its supposed to. I’ll keep you posted.
