Tax Tips for Rental Property

Owning rental property can be a profitable investment. There is, however, a big difference between your primary residence and rental property, especially at tax time.
Here are some deductions you can and cannot make on your rental property.
Deductions you can include:
Advertising in the newspaper for tenants and cost of signs
Cleaning supplies
Utilities
Real estate taxes
Mortgage and other interest paid for the rental property
Cost of insurance
Payments for such maintenance services as lawn care, pest control and trash colection
Cost of necessary transportation to and from the rental property
Cost of nevessary repairs (not imporvements)
Depreciation of the property (not including the land)
Deductions you cannot include:
Rental income lost due to vacancy
The cost of improvements which increase the value and/or extend the life of the property or modify it for a new use.
